As a Property Manager, Money and Water are Your Two Most Precious Resources (LeakBird)
Perhaps you’re new to the field of
property management or landlording, or
weathered by years of experience. Two
things, however, you hold dear no
matter what level you operate from.
Your two most precious resources
are MONEY & WATER.
If you have cash flows that are secure,
you don’t have to evict your tenant
due to foreclosure. If you have a
secure water supply, you count
on not receiving surprise high
water bills from your utility because, most
likely, your tenants let a couple
running toilets run for a while.
Did you know that 90% of all high
water bills are due to running toilets?
You probably have a sense of this,
or you wouldn’t be a property
manager. However, you know as
well as we do that a running toilet
can send your normal water bill
up $1,000.00’s, and put you into
the red for the month.
Perhaps you’ve looked into
submetering systems, maybe
even seriously considered
installing them in your buildings
in order to individually meter your
tenants’ units.
I think it’s safe to say that we can
acknowledge that a secure
money supply depends
on secure management systems,
of which a secure water supply is
paramount, because it directly
impacts your cash flows in a big
way.
The about submetering is payback,
i.e., cost of installation is high. Who
can afford $400.00 or so per unit
(plus other fees, maybe even monthly)
to insure a secure water supply,
especially in these economic
conditions? Payback would take
maybe 5 yrs. or more.
We can say, with all grim
assurance, that secure cash flows
depends on a secure water supply,
but the cost of securing the water
supply, if possible, is another
question.
